Due diligence and registers
Real Property Register extracts and checking assets before a deal
Tvarka Due diligence can bring Real Property Register data into a check on a counterparty or on an asset.
When to check property
An asset check matters before a lease, a purchase, a pledge, a construction contract, or when planning how to pursue a debt. Register data tells you who the registered owner is and what is recorded about the object.
Tvarka Due diligence names Real Property Register data and extracts as one of the elements of a check.
What to have ready
You will usually need the unique number of the object, its address, or other identifying information. The more precise the input, the smaller the risk of checking the wrong object.
If the property is not yours, the check has to have a legitimate purpose behind it, such as a transaction, a dispute or a risk assessment.
Frequently asked questions
Can I search by address?
The public forms of the Centre of Registers and the Tvarka check routes work from identifiers, or from an address where it is precise enough.
Is an extract the same as a valuation?
No. A register extract gives the registered data. Establishing the value of an asset, or the risk attached to it, can need a separate valuation.
Is this individual legal advice?
No. This is not individual legal or tax advice.
